PAT Testing

Why get a PAT Test?

PAT testing ensures the safety and compliance of electrical appliances in your property. By conducting thorough visual inspections and electrical tests, PAT testing identifies potential hazards, prevents electrical accidents, and ensures appliances meet regulatory standards. Choosing to get PAT tests carried out demonstrates a commitment to safety, protects tenants and visitors, reduces the risk of property damage or liability claims, and maintains the integrity of your rental business.

The PAT Testing Process:

Portable Appliance Testing (PAT) for domestic rentals involves visually inspecting and electrically testing all appliances with three-pin plugs. We check each item's condition, including its lead, plug, wiring, and fuse, and conduct electrical tests for earth continuity and insulation resistance. We ensure precise measurements and can investigate further in case of failure. Appliances receive Pass or Fail labels with test dates, and we maintain a comprehensive register of results. Testing frequency, based on IET guidelines, can be up to five years, and new items are exempt. Only competent individuals with approved training and calibrated equipment conduct the tests. Typically, inspecting and testing up to 12 items takes about 60 minutes, covered by a flat-rate fee suitable for most furnished rentals. Landlords are requested to provide a list of their items, and tenant-owned appliances aren't tested. More information is available on our FAQ page.

  • PAT testing is necessary to comply with legal requirements outlined in regulations such as the Electricity at Work Regulations (1989). It ensures the safety of electrical appliances, preventing hazards like electric shocks and fires in workplaces and public environments.

  • PAT testing should be carried out by competent individuals or qualified professionals trained in accordance with relevant regulations and guidelines. This ensures that the testing is conducted effectively and in compliance with safety standards.

  • The frequency of PAT testing depends on factors like the type of appliance, its usage, and the environment. While there's no fixed requirement, it's generally recommended to test appliances annually. However, higher-risk equipment or harsh environments may necessitate more frequent testing.

  • PAT testing involves visual inspections for visible signs of damage or defects, as well as electrical tests measuring parameters such as insulation resistance, earth continuity, and polarity. These procedures ensure the safety of electrical appliances.

  • While there's no specific legal mandate for PAT testing, regulations like the Electricity at Work Regulations (1989) emphasize the responsibility of employers to ensure the safety of electrical equipment. PAT testing is considered a best practice for fulfilling these obligations.

  • If an appliance fails PAT testing, it must be promptly removed from service and either repaired by a qualified electrician or replaced. It's crucial to ensure that failed appliances are not used until they are deemed safe.
